Why should I choose a Svenskhomes Pre-Fabricated House?

Speed of Construction

Our houses are produced in a state of the art manufacturing plant in Sweden, maximising efficiency and precision. Wall sections will be delivered pre-constructed with timber cladding, triple glazed windows and doors and insulation already fitted. This drastically reduces on-site build time and can, subject to building size, be water-tight in just one day. This makes this the perfect choice for self-build projects.

How energy efficient are your buildings?

Our buildings are extremely energy efficient. Our houses are supplied with triple glazed windows and doors and high levels of insulation in the walls, roof, internal walls and intermediate floors as standard. The fabrication of our buildings surpasses current government requirements by up to 43%.

Am I able to make changes to your designs?

We would be very happy to discuss any changes you wish to make to our standard designs. The pre-fabricated construction is extremely flexible in allowing us to make changes to tailor the building to customer’s individual requirements.

Do I have to have a timber finish on the external façade?

The pre-fabricated buildings can be supplied with a fully completed façade in timber (either horizontal or vertical timber panel) or, if customers prefer we can supply the structure ready for a render or brick skin finish. This makes this a typical timber frame building as built in the UK but with Swedish energy efficiency.

Do you offer a Bespoke service?

Svenskhomes are not able to offer a complete bespoke service, however we are very happy to discuss any changes you may wish to make to our standard designs.

How long does a pre-fabricated timber frame self-build project normally take?

Delivery is 12 weeks from point of order. Depending upon the size of the building a house can be water tight within just one day - 'water-tight' meaning all external walls, internal load bearing walls / roof trusses and gable ends installed, plus roof board and felt. We would expect a building to be completed to a full turn-key (ready to move in) within 8-12 weeks.

How are they assembled?

The prefabricated designs benefit from having wall sections pre-assembled in the factory in Sweden. Wall sections will be delivered with windows / doors / insulation / vapor barrier and 45mm x 45mm inner frame fitted. This drastically cuts down on the on-site build time and this is why our houses can be water tight within just one day (depending on size).

Are you able to offer a build service?

Svenskhomes prefer to offer "water-tight" service as this is more cost effective for the self-builder but we are able to offer a full turn-key construction service for the pre-fabricated designs. This will entail a team arriving on site for the delivery - they will then off-load the building and construct onto your pre-laid foundation. Once the building is water-tight the customer can then use their own appointed local electrician / plumber / roofer / carpenters who can complete the build, which will be much more cost effective.

How long will the buildings last?

If the timbers are maintained, treated and protected from the elements the houses will last for hundreds of years. Buildings at one of our developments are being sold with a 125 year lease. In the U.K. there are many examples of timber frame buildings still standing, from the 15th century onwards. The oldest timber framed building in the U.K. is an 11th century stave church in Essex, and the oldest building in the world is the Horiuji temple in Japan, built in AD 607 out of cypress.

How often does the wood have to be treated?

             Depending on climates and building location, between 4 and 5 years.

What treatments do you use?

             Sadolin or Sikkens.

How are they delivered?

The external walls and internal load bearing walls are delivered pre-assembled. The remaining material is delivered in packs that are 5 side wrapped, on 2 or 3 articulated lorries, depending on the size of the house. From this point it is the responsibility of the customer to unload the lorries by use of a crane or fork lift. The hauliers allow a total of 3 hours to unload the houses from the trailers.

What is included in the delivered price?

Do they conform to British Building regulations?

We can confirm that the kits delivered to the UK are designed to comply in principle with UK Building Regulations, but always speak to your local Council Building Inspector.

What type of timber is used in the buildings?

We use the finest Scandinavian red and white woods from the far North of Sweden. Slow grown timber is much more stable and resistant to cupping and twist. This is important with pre sawn components, as it makes the construction much quicker and negates the need for more alterations.
